Our Top Tips for Preparing Your Open House!

Thinking of selling your house and need to prepare for an open inspection? Certainly, you want to make a fantastic first impression on your potential buyers, so the Ray White Bayside team have some handy tips for you, so here goes:

Tip 1 –  Clean up and de-clutter:  The most obvious thing is to clean up! Ensure all areas of your home are neat and tidy.  This includes any outdoor areas and even that junk room you use to accumulate loads of stuff! Not only will de-cluttering be good for your house, they say it’s even good for the soul? Give it a try!

Tip 2 – Add some personal touches:  Add your own personal touches if you haven’t already!  It’s known in the real estate world to spark an emotional connection with the buyer. Give your home some personality with some funky art work or your own personalised photos – preferably showing off your house!

Tip 3 – Make use of climate control and nice aromas:  Living here in the Top End is hot stuff, so remember to set your home to a comfortable temperature. Fans and air conditioning are our best friends here! And of course, smell is very important too. Remove any unpleasant smells by lighting some scented candles or decorate your home with beautiful bunches of fresh flowers. Just make sure the smell isn’t overpowering or sickly!

Tip 4 – Let the light and air in:  Make your house light and airy by opening all blinds, and depending on the time of year, crack open a window or two to get the air circulating. Have it looking and feeling as fresh as possible, because it really does make all the difference!

Tip 5 – Keep valuables out of sight, as well as hazards:  It is also very important that you hide any of your precious valuables prior to inspection. Don’t give any potential thieves the chance to take anything! And remember to remove any hazards, such as those shoes you leave at the front door each day.
